Sell Faster When You Understand The Buyers Mindset

As the seller, if you can get into the mindset of today's buyer, the sale of your home can come faster and with a greater net to you. Think about this: if you have control over the prospective buyer's first impression, wouldn't you want to you use this to your greatest advantage?

I say, go the extra step to take care of matters and fix-it jobs that you've been ignoring or just didn't want to deal with. Now's the time to deal with it. Get your carpets professionally steam-cleaned along with your furniture upholstery. My favorite source is Drake's Carpet Cleaning. Get your wood floors buffed to a shine. You want the house feeling clean when you walk in. I've become a real fan of the fragrance sticks. Better than candles, you don't have to burn them to get the home smelling fresh. As soon as buyers take notice of obvious wear-and-tear or crazy colors, they automatically start thinking about the expense to fix the problem. The mental calculator begins to compute the amount of money needed to address the fixes. This translates into how much they need to take of the asking price to get the home in the condition they want it. When buyers see deferred maintenance, it naturally raises the question about what other problems exist - behind walls, under floors, etc. Again, value will adjust accordingly based on the extent of their concern.
