There IS Help For Westside Home Owners In Trouble -- Program 3648

Apr 17th 2009
Posted By: Pam Bertrand @ 9:45pm In: Foreclosure

Over 20,000,000 households are facing potential default or foreclosure right now.

NO homeowner should experience foreclosure.

Through my efforts along with consumer protection under H.R. 3648, The Mortgage Foregiveness Debt Relief Act of 2007 there’s an extremely good chance that there is help….at NO charge to the home owner, whatsoever.

In addition to my designation as a Certified Short Sale Professional, I recently became a Certified Program 3648 Representative with BGS3, the largest national short sale processing center. BGS3 developed Program 3648. Program 3648 is a nationwide initiative that serves to remediate the suffering for homeowners in or on their way to default.

If you or anyone you know is at risk of foreclosure, we need to talk! I’ve taken it on as a personal mission to consult with as many distressed sellers as possible to help put a plan in place to avoid foreclosure. I experienced my own foreclosure in 2008, well before the bail out money, and well before the banks had a clue what to do with the onslaught of upside down mortgages. I had a buyer on the line for a short sale on an investment property I had purchased in 2005. The 1st lienholder agreed to the short pay, but the 2nd would not and foreclosed on me. Since then, my financial life has been in a humiliating state. My credit card companies took away my credit lines. My car lease was up, and I had no options due to my credit rating…which dropped from 815 to 530…I kid you not. To make matters worse, the 1st lienholder issued me a 1099 for the shortfall…$24,000!!!

Suffice it to say, I am a firm believer that NO ONE should have to endure what I have endured. I want you to understand that I am a passionate, compassionate, highly experienced, professional Realtor, who is driven to help homeowners avoid foreclosure. Period. Here’s the consumer's upper-hand: Mortgage lenders lose thousands of dollars when a homeowner stops making their mortgage payment. These holding costs keep piling up until the house is sold. Consequently, when it's proven that a homeowner can no longer make their payments or qualify for a loan modification or forbearance plan, most lenders are willing to settle the mortgage debt for less than the amount owed, provided the proper process is followed, and the documentation, and the criteria are completed correctly.

This is where I come in.

With my advanced training and solid negotiating skills, I can proactively facilitate the short sale process between the home owner and the lender, ensuring that the foreclosure is stopped, the mortgage debt is mostly or fully forgiven, and the owner’s credit is protected. If the owner’s circumstance warrants a short pay to the bank, time is of the essence because the bank will continue with the foreclosure process. When I can get to work right away to get the property sold,

I can STOP the bank from taking it in foreclosure.

The best part? I can do this without any out-of-pocket expense to the home owner… whatsoever Through H.R. 3648, the government is offering distressed homeowners an opportunity to preserve their dignity and their credit by pursuing a short sale. Stop foreclosure. Let me help.

I have limited capacity to work with homeowners that wish to exercise their rights under HR 3648. I’m available to help sellers in a hardship situation put a plan of action in place. I look forward to the opportunity to counsel and advise anyone you know who can use my help.
